Building & Pest Inspections in Innaloo & Nollamara
Innaloo and Nollamara are Perth's triplex and villa capitals — the epicentre of the 1990s–2010s infill boom that subdivided original 1960s lots into two and three dwellings. The inspection challenges here are unique: shared roof spaces, fully paved blocks with no drainage capacity, and a constant question of what's common property versus what's yours. If you're buying a triplex or villa in Innaloo or Nollamara, you're buying into a strata arrangement — and the inspection needs to account for that.
What We Look For in Innaloo & Nollamara Properties
Shared Roof Space Issues
Triplexes and villas in Innaloo and Nollamara commonly share roof spaces with adjoining units. The fire and acoustic separation between units within the shared roof space is frequently inadequate — missing or incomplete fire-rated walls between roof sections allow noise transmission and, more critically, fire to spread between units. Our inspections access the roof space to check separation compliance where accessible.
Stormwater Soakwell Failure
The biggest structural risk in Innaloo and Nollamara triplexes comes from stormwater management. Blocks are fully paved with zero permeable area — there's no garden or lawn to absorb rainwater. All stormwater must go through soakwells, and when these fail (collapse, block, or reach capacity), water has nowhere to go. It pools against slab edges and exterior walls, causing subsidence under driveways, paving cracks, and moisture tracking into the home. This is the most common defect we find in Innaloo triplexes.
Asbestos in Original 1960s Homes
Unrenovated 1960s homes in Innaloo and Nollamara have very high asbestos prevalence. Hardiflex eaves are near-universal on original stock. Enclosed "sleepout" verandahs — a common 1950s–1960s modification in Nollamara — almost always contain asbestos sheeting. Homes that haven't been subdivided into triplexes retain the original construction and should be assessed accordingly.
Lot Boundary vs Common Property
In strata triplexes, the boundary between your lot and common property determines who pays for repairs. External walls, roof structure, and shared services may be common property — meaning defects in these areas are the strata company's responsibility, not the individual lot owner's. Our inspection reports identify whether findings fall within the lot or on common property where this can be determined visually.
End of Lease Pest Control in Innaloo
Innaloo and Nollamara have some of the highest rental densities in the Scarborough hub — triplex and villa developments that turn over tenants regularly. End of lease pest treatment is a standard requirement in most WA residential leases, and property managers across Innaloo require a pest certificate before they'll release bonds. The proximity to Stirling and Westfield Innaloo shopping centres means commercial food outlets create consistent pest pressure that migrates into adjacent rental properties. Our end of lease treatments cover the pests tenants are responsible for — cockroaches, fleas from pets, and spiders — with a certificate provided for your property manager. Single-pest treatments start from $189, or $240 for a combo treatment covering cockroaches, spiders, and fleas in one visit. We service Innaloo and Nollamara Monday to Friday, with treatments typically completed in under two hours.
Cockroach Control in Innaloo
Innaloo's aging 1960s drainage infrastructure and proximity to commercial food premises create persistent cockroach pressure across the suburb. German cockroaches thrive in kitchens and bathrooms of Innaloo's triplex developments — shared plumbing risers between adjoining units allow populations to migrate between dwellings, making single-unit treatments less effective without addressing the broader building. American cockroaches exploit deteriorating stormwater drains and soakwells — the same drainage failures that cause structural issues in Innaloo triplexes also provide cockroach harbourage below ground. Nollamara's older unrenovated homes, with original plumbing and unsealed service penetrations, are particularly vulnerable. Our cockroach control treatments use a combination of gel baits in kitchen and bathroom cabinetry, residual sprays around drainage entry points, and dust treatments in wall cavities and sub-floor spaces where cockroach populations establish. Treatments start from $189.
