What Is a Combined Building & Pest Inspection?
A combined building and pest inspection delivers both a full structural assessment and a timber pest inspection in a single visit. We assess the structural condition of the property under AS 4349.1, and identify any timber pest activity — termites, borers, and fungal decay — under AS 4349.3. Combined building and pest — all under one roof.
This is the most popular inspection for pre-purchase buyers across Perth. By combining both inspections, you get the complete picture in one visit, one report, and at a better price than booking each inspection separately.
What's Included in the Inspection
Our combined inspection covers every accessible area of the property:
- Building (AS 4349.1): Roof structure and covering, external and internal walls, foundation, ceiling, wet areas, moisture testing, RCDs and smoke detectors
- Timber Pest (AS 4349.3): Termite activity, wood borers, fungal decay, conducive conditions, earth-to-timber contact, moisture issues, poor drainage
- Advanced tools: Our inspections may include advanced tools such as thermal imaging and Termatrac termite detection where appropriate
- Report: Detailed digital report compiled using Home Inspector Pro, delivered within 24 hours
- Debrief: Free post-inspection phone call to walk you through our findings
Inspection Tiers
Choose from three levels of building inspection detail. Timber pest is included at the same scope across all tiers:
- Structural — Our essential entry-level inspection. 6+ page report covering external walls, foundation, ceiling, roof structure and covering, RCDs, smoke detectors, carports, and moisture testing. Plus full timber pest. From $422 (apartments) / $497 (houses).
- Structural Plus — Our detailed mid-tier inspection. 14+ page report. Adds internal walls, insulation and ductwork, doors and windows, roof drainage, eaves and cladding, patios, pergolas, retaining walls, surface drainage, garages and sheds. Plus full timber pest. From $487 (apartments) / $577 (houses).
- Structural Premium — Includes safety and good working order checks. 25+ page report. Adds floors, fixed cabinets and appliances, power points, lights, switches, exhaust and ceiling fans, heat lamps, aircons, hot water system, all plumbing fixtures, toilets, showers, bathtubs, and sinks. Plus full timber pest. From $577 (apartments) / $707 (houses).
Structural Premium testing is limited to operation of equipment only. Electrical or plumbing safety inspections can be arranged on request.
Who Is This Inspection For?
The best choice for most pre-purchase buyers across Perth. Ideal for houses, units, duplexes, townhouses, and apartments. Whether you're a first home buyer or an experienced investor, a combined building and pest inspection gives you the complete picture before settlement — structural integrity and timber pest risk, all in one visit.
Why Perth Properties Need Both Inspections
Perth's sandy soils, Mediterranean climate, and mix of older double-brick and newer lightweight construction create unique risks. Termite damage is not covered by standard home insurance in Australia, and Perth sits within one of the highest termite activity zones in the country. A combined inspection ensures you understand both the structural condition and the timber pest risk before you commit.
Advanced Inspection Technology
Every PinPoint inspection may include:
- Thermal imaging — detects hidden moisture, heat loss, and termite activity through walls
- Termatrac — radar, thermal, and moisture detection for termites without drilling
- Commercial drone — safe roof access for two-storey homes, steep pitches, and solar panels
- Moisture meters — digital and pin-type for accurate readings
- Borescope camera — visual inspection inside wall cavities
