What Is a Timber Pest Inspection?
A timber pest inspection identifies the presence of termites (white ants), wood borers, and fungal decay throughout a property. Conducted under Australian Standard AS 4349.3, we also assess conditions conducive to timber pest activity — including moisture issues, earth-to-timber contact, and poor drainage — so you understand your risk profile, not just what's visible today.
This is the “pest” half of the REIWA pre-purchase building and pest clause. It can be booked as a standalone inspection or combined with a building inspection at a discounted rate.
What's Included
- Full timber pest assessment under AS 4349.3
- Termite activity detection (live and historical)
- Wood borer identification
- Fungal decay assessment
- Conducive conditions report — moisture, drainage, earth-to-timber contact
- Risk profile and recommendations
- Photographic evidence and clear findings summary
Advanced Detection Technology
Our inspectors use advanced termite detection tools including Termatrac technology to help identify hidden termite activity. Combined with thermal imaging, moisture meters, and borescope cameras, we detect what a visual inspection alone cannot.
Who Is This Inspection For?
Essential for anyone purchasing a property in Perth. Termite damage is not covered by standard home insurance in Australia. A timber pest inspection gives you the full picture before you commit — and can save you tens of thousands in hidden damage.
Also recommended for homeowners who haven't had a pest inspection in 12+ months, properties with known moisture issues, and anyone who has seen signs of termite activity.
Why Perth Properties Need Timber Pest Inspections
Perth sits within one of the highest termite risk zones in Australia. Our warm, dry summers and sandy soils create ideal conditions for subterranean termites. Species like Coptotermes acinaciformis and Coptotermes michaelseni are active year-round, with peak activity between October and March. A single colony can cause structural damage worth tens of thousands of dollars before visible signs appear.
Pricing
- Standalone timber pest inspection: $250
- Combined with building inspection: $178 (save $72)
Combining timber pest with a building inspection is the most cost-effective option. You get both AS 4349.1 and AS 4349.3 coverage in one visit.
