These Terms and Conditions (“Terms”) govern your use of inspection services provided by PPI Property & Pest Inspections Pty Ltd (ABN 67 677 689 931), trading as PinPoint Building & Pest Inspections (“we”, “us”, “our”). By booking an inspection, you agree to these Terms.
1. Services
We provide building inspections, timber pest inspections, practical completion inspections (PCI), dilapidation reports, and pest control services across the Perth metropolitan area. All building inspections are conducted in accordance with Australian Standard AS 4349.1-2007 and timber pest inspections in accordance with AS 4349.3-2010.
2. Nature of Inspections
All inspections are non-invasive visual inspections. This means we do not cut, drill, disassemble, or otherwise disturb the building fabric, fixtures, or fittings. We inspect only those areas that are safe, accessible, and visible at the time of inspection.
Areas that are concealed, inaccessible, or obstructed (e.g. by stored goods, furniture, floor coverings, wall linings, insulation, or fixed fixtures) are excluded from the inspection and noted as “Deferred” in the report.
3. Inspection Reports
Reports are delivered as digital PDF documents within 24 hours of the inspection. Properties do not “pass” or “fail” an inspection. Our reports document the condition of the property at the time of inspection and classify findings by type and severity.
Reports are prepared for the exclusive use of the client who commissioned the inspection. Reports should not be relied upon by third parties without our written consent.
4. Limitations
Our inspections do not include:
- Asbestos identification or testing
- Soil testing or geotechnical assessment
- Structural engineering assessments
- Licensed electrical safety inspections
- Licensed plumbing or gas safety inspections
- Swimming pool barrier compliance inspections
- Strata title common property areas
- Environmental assessments (mould testing, air quality, contamination)
Structural Premium tier inspections include operational checks on electrical, plumbing, and gas appliances (limited to operation only — not licensed safety inspections).
5. Booking and Payment
Bookings are confirmed once we provide written confirmation (via email or SMS). Payment is due on or before the day of inspection unless otherwise agreed in writing. We accept bank transfer and card payment.
6. Cancellation
You may cancel or reschedule your booking at no charge with at least 24 hours' notice. Cancellations with less than 24 hours' notice may incur a cancellation fee. If we are unable to gain access to the property at the scheduled time (e.g. locked property, no access provided), a re-inspection fee may apply.
7. Property Access
You are responsible for ensuring the inspector has access to the property at the agreed time. This includes providing keys, lockbox codes, or coordinating with the selling agent or tenant. Where access is arranged through a third party, we will make reasonable efforts to coordinate but are not responsible for third-party delays.
8. Guarantee
We offer a 60-day money-back guarantee on the accuracy of our inspection reports. If you believe our report contains a material inaccuracy, contact us within 60 days of the inspection date. We will re-inspect the property at no cost. If the inaccuracy is confirmed, we will refund the inspection fee in full.
9. Insurance
We hold public liability insurance and professional indemnity insurance. Details are available on request.
10. Liability
Our liability is limited to the extent permitted by law. To the maximum extent permitted, our total liability arising from or related to our inspection services is limited to the fee paid for the inspection.
We are not liable for any loss or damage arising from defects, conditions, or issues that were concealed, inaccessible, or not visible at the time of inspection, or that arose after the inspection date.
11. Intellectual Property
All inspection reports, photographs, and materials produced by us remain our intellectual property. You are granted a licence to use the report for its intended purpose (property purchase decision, negotiation, or maintenance planning). Reports may not be reproduced, distributed, or published without our written consent.
12. Dispute Resolution
In the event of a dispute, we will first attempt to resolve the matter directly with you. If the dispute cannot be resolved, either party may refer the matter to mediation before pursuing any legal action. These Terms are governed by the laws of Western Australia.
