What Our Reports Don't Cover
We believe in transparency. Here's what a building and pest inspection is — and what it isn't.
Non-Invasive Visual Inspection
All PinPoint inspections are non-invasive and visual. We don't cut into walls, lift carpets, or disassemble fixtures. We inspect what's visible, accessible, and safe to access at the time of inspection.
No Pass or Fail
Properties do not “pass” or “fail” an inspection. We report on the condition of the property and classify findings by severity — the decision to proceed with a purchase is always yours.
Areas We Can't Access
If an area is locked, obstructed, or unsafe to access (e.g. stored goods preventing access, no manhole, steep roof pitch), it's noted as “Deferred” in the report. We inspect everything we safely can.
Specialist Testing
Our inspections don't include asbestos testing, soil testing, structural engineering assessments, or licensed electrical/plumbing safety inspections. These can be arranged separately on request.

Which tier should I choose?
Most buyers choose Structural Plus — it covers all the essentials plus internal components, doors, windows, and outbuildings. Choose Structural Premium if you want full safety and good working order checks on electrical, plumbing, and appliances. Structural is ideal for investment properties or newer builds where you want a quick structural overview.
What does the colour coding mean?
Red items indicate structural defects or immediate safety concerns that need attention. Black items are maintenance or operational observations. This makes it easy to prioritise — deal with the red items first.
Can I use the report to negotiate on price?
Absolutely. Many buyers use the detailed findings in their PinPoint report to negotiate a fair price or request repairs as a condition of sale. The report provides documented evidence of the property's condition at the time of inspection.
