What Is a Pre-Purchase Building Inspection?
A pre-purchase building inspection is an independent assessment of a property's structural condition before you buy. Conducted in compliance with Australian Standard AS 4349.1, we inspect the roof structure and covering, external and internal walls, foundation, ceiling, wet areas, and external elements. Each inspection includes moisture testing and checks of RCDs and smoke detectors.

Who Is This Inspection For?
Anyone buying an established home, unit, duplex, townhouse, or apartment in the Perth metro area. Whether you're a first home buyer or an experienced investor, a building inspection helps you understand exactly what you're purchasing — before settlement.
Building Inspections for Perth Properties
Perth's building stock ranges from 1950s double-brick to modern lightweight construction. Each era brings different risks — older properties may have cracked foundations, deteriorated mortar, and outdated electrical. Newer builds can have defective roofing, poor drainage design, and substandard workmanship. Our inspectors are well-versed in Perth-specific construction methods and common defects.
Advanced Inspection Technology
Our building inspections may include:
- Thermal imaging — detects hidden moisture behind walls and ceilings, identifies heat loss, and reveals concealed defects not visible to the naked eye
- Commercial drone — safe roof access for two-storey homes, steep roof pitches, and properties with solar panels where ladder access is not practical
- Moisture meters — digital and pin-type meters for accurate moisture readings in walls, floors, and subfloor areas
- Borescope camera — visual inspection inside wall cavities and confined spaces
Pre-Sale Building Inspections for Sellers
Selling your property? A pre-sale (pre-listing) building inspection gives you the advantage of knowing exactly what a buyer's inspector will find — before you list. Fix minor defects, disclose known issues upfront, and avoid last-minute renegotiation during settlement.
Our pre-sale inspection uses the same thorough assessment as our pre-purchase service. You receive a detailed report identifying any defects, allowing you to address issues on your terms rather than the buyer's.
- Know what buyers will find before they do
- Fix minor defects before listing
- Reduce risk of renegotiation or deal collapse
- Demonstrate transparency to potential buyers
- Same tiers and pricing as pre-purchase inspections
