European House Borer (EHB) is one of the most destructive timber pests affecting Perth homes — and one of the hardest to detect. Unlike subterranean termites that leave mud tubes and other visible signs, EHB larvae bore through the structural pine framing of your home for 3 to 11 years before emerging as adult beetles, by which point the roof trusses, wall frames, and floor joists can be severely compromised. What Is European House Borer?
European House Borer (Hylotrupes bajulus) is a wood-boring beetle native to Europe that was first detected in Perth in 2004. The larvae feed on seasoned (dried) softwood timber — specifically untreated pine, which is the dominant framing material in Australian homes built from the mid-1990s onward. A single female beetle can lay up to 200 eggs in cracks, joints, and end-grain of exposed timber. The larvae hatch and bore into the wood, consuming it from the inside out.
The critical danger of EHB is the length of the larval cycle. Larvae can feed inside timber for 3 to 11 years — sometimes longer in cooler conditions — before pupating and emerging as adult beetles through oval exit holes (6-10mm wide). By the time emergence holes are visible, the internal damage can be extensive. Roof trusses that appear sound externally can be hollowed out internally.
The EHB Restricted Zone in Perth
The WA Department of Primary Industries and Regional Development (DPIRD) maintains an EHB restricted zone across parts of the Perth metropolitan area. Within this zone, there are restrictions on the movement of untreated softwood timber (including second-hand timber, firewood, and pallets) to prevent the spread of EHB to new areas.
The restricted zone broadly covers:
- Perth Hills and eastern suburbs: Swan View, Midland, Mundaring, Kalamunda, and the broader hills area are within or adjacent to the restricted zone.
- Northern fringes: Parts of the Joondalup and Wanneroo areas border the restricted zone, particularly the eastern edges near bushland.
- Inner eastern suburbs: Some areas of Bayswater, Bassendean, and surrounding suburbs fall within the restricted area.
The zone boundaries are periodically updated as DPIRD monitors the extent of EHB establishment. If you're buying a property in or near the restricted zone, an EHB-aware timber pest inspection is essential.
What EHB Attacks
EHB specifically targets untreated seasoned softwood — predominantly pine. This means:
- Roof trusses: The most common site of EHB damage. Prefabricated pine roof trusses used in homes from the mid-1990s onward are the primary target. The warm, sheltered roof void provides ideal conditions for beetle activity.
- Wall frames: Timber-framed walls using pine studs and plates are vulnerable, though damage is less common than in roof spaces because wall cavities are cooler.
- Floor joists and bearers: In homes with raised timber floors (not on concrete slab), pine joists and bearers can be affected.
- Stored timber: Firewood, pallets, and other untreated pine stored in or near the home can harbour EHB.
What EHB Does NOT Attack
- Treated pine: Timber treated with preservatives (H2 or higher) is resistant to EHB. Homes built after 2005 in WA are required to use treated pine framing in EHB-affected areas.
- Hardwood: Jarrah, karri, and other Australian hardwoods are not attacked by EHB.
- Double-brick walls: EHB does not affect masonry. However, the timber roof frame above a double-brick home is vulnerable if it uses untreated pine.
Signs of EHB
- Oval emergence holes: The most definitive sign — oval holes 6-10mm wide in pine timber, with fine powder (frass) around the hole. These appear when adult beetles emerge.
- Blistering or rippling on timber surfaces: As larvae consume wood just below the surface, the remaining thin veneer of wood can blister or ripple.
- Rasping sounds: In quiet conditions, the sound of larvae chewing inside timber can sometimes be heard in the roof void.
- Adult beetles: Adult EHB beetles are 8-25mm long, dark brown to black, with distinctive white patches on the wing covers. They emerge in summer (December to February) and are often found near windows or lights.
- Structural weakness: In advanced infestations, timber members may feel soft or give way when probed. Roof trusses may show visible sagging.
How We Inspect for EHB

- Wall frames: Where accessible (through roof void access or inspection openings), we check wall plate timbers.
- External timber: Pergolas, carports, and stored timber near the home are checked for activity.
What to Do If EHB Is Found
If EHB activity is detected during an inspection, the property may require fumigation (whole-structure heat treatment or chemical fumigation) and potentially replacement of compromised timber members. DPIRD should also be notified, as they monitor EHB spread and may provide guidance on treatment options.
