Asbestos Identification for Perth Homes
Perth has one of the highest rates of residential asbestos use in the world. Virtually every home built before 1985 in Perth contains asbestos-containing materials (ACMs), and homes built up to 1990 are still likely to contain them. Asbestos was completely banned in Australia on 31 December 2003.
Our asbestos inspection is a visual identification survey — we walk the property identifying materials suspected to contain asbestos, assess their condition, and provide clear recommendations on what to do about them. This is not a removal service — we identify and advise so you can make informed decisions.
What We Check
- Exterior — fibro wall cladding, eave linings, fencing, roof sheeting (Super Six), guttering
- Interior — wall and ceiling linings, textured coatings, vinyl floor tiles and backing, wet area linings
- Sub-floor — pipe lagging, duct insulation, underfloor sheeting
- Roof void — insulation, sarking, electrical backing boards
- Outbuildings — sheds, garages, carports, retaining walls
For each suspected ACM, we record the location, material type, condition (good/fair/poor), and risk rating (low/medium/high).
When You Need an Asbestos Inspection
- Buying a pre-1990 home — know what asbestos is present before you commit
- Planning renovations — disturbing asbestos without knowing it's there is the biggest risk
- Selling a property — WA sellers should disclose known asbestos as a material fact
- Peace of mind — understand what's in your home and whether it needs action
